Renters’ Rights Act 2026
Section 21 abolished from 1 May 2026.
All tenancies are now periodic. Section 8 grounds for possession have been reformed.
Every tenancy agreement and possession procedure needs reviewing.
Energy efficiency obligations
Minimum EPC E required to let. Upcoming tightening of MEES thresholds. EPC validity and rating must be tracked across every property in the portfolio.
EICR renewal wave
Electrical Installation Condition Reports completed in 2020 are now due for renewal.
Fines of up to £30,000 per property for non-compliance. Electricians are reporting high demand - book early.
HMO licensing
Mandatory licensing for 5+ occupants. Additional and selective licensing varies by local authority.
Guildford, Waverley and Reigate & Banstead all have active schemes.
Deposit protection & Right to Rent
Housing Act 2004 and Immigration Act 2014 requirements remain in force. Records must be retained and available for inspection. Common source of civil penalties.
Building Safety Act
Applies to buildings 18m+ or 7+ storeys. Principal Accountable Person obligations, Building Safety Case and Residents’ Engagement Strategy requirements for affected landlords.
